The City of Henderson, Nevada, (“City”) is soliciting responses from qualified construction managers/general contractors (“Proposer”) for the performance of Construction Manager at Risk (“CMAR”) services for the renovation of two (2) adjacent buildings located within the Water Reclamation Facility (“WRF”) complex (“Project”). The renovations include the existing Water Reclamation Laboratory Building and the Water Operations Building. The renovations to the Water Reclamation Laboratory include the addition of a new open office area, two (2) offices, a copy room, vestibule, sample receiving area, and the renovation of the existing restrooms to gender neutral single use configurations. The renovations to the Water Operations Building include the addition of multiple new offices, a conference room, open office area, reception area, vestibule, locker rooms, and the renovation of the existing restrooms to gender neutral single use configurations. Construction in identified office spaces shall improve inefficiencies and incorporate future staff needs and growth projections. The buildings are located at 2400 Moser Drive Henderson, Nevada, 89011 on the NE corner of E. Galleria and Henderson Saddle Association Road.


Pre-construction services shall include active participation in the design process including constructability reviews; construction cost estimates at 90% and 100%; system and unit price costing for subcategories of work; advice; project analysis and feedback regarding materials, methods, systems. Services also include schedule development, descriptions of long lead time items, analysis and expertise relating to labor and other conditions affecting construction and subcontractor selection for development and construction of the Project. CMAR to assist in all ways possible to achieve the project goals. At the completion of design, the CMAR shall follow Nevada Revised Statute (NRS) requirements for delivering a Guaranteed Maximum Price.


The City’s construction estimate is $1,400,000.00, therefore Nevada State Prevailing Wage Rates will apply.
