The City of Henderson, Nevada, (“City”) is soliciting responses from qualified construction managers/general contractors (“Proposer”) for the performance of Construction Manager at Risk (“CMAR”) services for the Justice Facility Interior Improvements (“Project”) to update interior finishes and provide minor construction. Includes replacement of outdated finishes (flooring, paint, ceiling tiles, lighting, and acoustical panels) in both public and office space areas. Construction in identified office spaces shall improve inefficiencies and incorporate future staff needs and growth projections. Building is located at 243 S. Water Street on the NE corner of South Water Street and East Basic Road, Henderson 89015.


Pre-construction services shall include active participation in the design process including constructability reviews; construction cost estimates at 30%, 60%, 90%; system and unit price costing for subcategories of work; advice; project analysis and feedback regarding materials, methods, systems. Services also include schedule development, descriptions of long lead time items, analysis and expertise relating to labor and other conditions affecting construction and subcontractor selection for development and construction of the Project. CMAR to assist in all ways possible to achieve the project goals. At the completion of design, the CMAR shall follow Nevada Revised Statute (NRS) requirements for delivering a Guaranteed Maximum Price.


The City’s construction estimate is $3,300,000.00, therefore Nevada State Prevailing Wage Rates will apply.
