Additional Requirements:
- Space shall be located not more than 1,056 walkable linear feet from a primary or secondary street and from public transportation stop(s). The primary or secondary street must have scheduled public transportation in both directions, if a two-way street.
- Employee and visitor parking are to be on-site or within two walkable blocks of location, not to exceed 1,056 walkable linear feet, to the entrance of the offered building.
- Where on-site parking is not available, offered locations must be able to accommodate handicap parking within 528 walkable linear feet to the entrance of the offered building.
- The Government is seeking contiguous space on the first floor. If space above the first floor is offered, the building must have a minimum of two elevators (of which one can be a freight elevator).
- Minimum access to leased space on Monday through Friday from 7:00 a.m. to 5:00 p.m. with janitorial services to be provided on weekdays between 7:00 a.m. and 5:30 p.m.
- Space will be occupied by a Social Security field office that has 88 employees and a daily average of 450 to 500 visitors.
- The building must accommodate visitor queueing prior to office opening at 9:00 a.m.
- The Space shall be located in a modern quality Building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in 1-percent-annual-chance flood.
The U.S. Government currently occupies office and related space in a building under a lease in Las Vegas, NV, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non- productive agency downtime.
